EVERYTHING YOU NEED TO KNOW
This role is responsible for delivering a broad range of activities across the property asset strategy, financial planning and day‑to‑day compliance. With a diverse portfolio across the wider Midlands region—including vacant farmland, brownfield sites, and assets identified for redevelopment or disposal—you will gain exposure to a variety of property types and commercial scenarios.
You will strengthen your asset management capabilities while developing a deeper understanding of property development and disposal strategies. To succeed, you must be highly organised, confident in stakeholder engagement, and comfortable communicating and advising within commercial environments.
What you’ll be doing
- Asset Management:
Manage vacant and occupied land assets, liaise with tenants, and oversee external service providers. Maintain and update leases and licences, ensure regular Health & Safety audits, and drive continuous improvement across asset management processes. - Compliance & Supplier Coordination:
Instruct and coordinate third‑party suppliers to ensure compliance standards are met across the portfolio. Monitor performance, uphold service protocols and ensure delivery meets required standards. - Development Support:
Provide general support to Project Leads on planning, development, land acquisitions and disposals. Collaborate with your Line Manager and in‑house Commercial and Legal teams to develop robust standard documentation and terms for development projects. - Contract & Site Management:
Manage small land management, maintenance and security contracts, including financial planning and cost control. - Income Management:
Work with external agents to manage rent reviews, wayleaves, telecoms agreements and tenant relationships to optimise income generation. - Strategic Asset Planning:
Support delivery of the asset management strategy, ensuring alignment with business objectives and future planning requirements. - Neighbour & Boundary Issues:
Manage matters relating to encroachment, adverse possession and trespass. - Health & Safety:
Support IOSH and asbestos surveys, conduct site hazard checks, manage access requirements and liaise with external consultants. - Budgeting & Financial Tracking:
Monitor budgets, costs, and capital expenditure using SAP and Excel. Work closely with Finance and Project Leads to produce accurate forecasts and support business planning. - Benchmarking & Continuous Improvement:
Undertake best‑practice benchmarking using internal and external sources to drive cost efficiencies and operational improvements. Act as an internal point of contact for asset knowledge, risk assessments and procurement strategy. - Data & Records Management:
Maintain and continuously update site management databases. Analyse financial and commercial data, providing insights, summaries and recommendations to stakeholders.
Experience
- A self‑motivated and commercially minded individual with experience in property or asset management—ideally gained within private practice or a client‑side organisation.
- Proven experience in commercial or residential property management.
- Strong organisational skills with the ability to work independently and manage competing priorities.
- Understanding of property management, procurement processes and budget forecasting (desirable).

You'll be based at our Severn Trent Centre in Coventry. With this being such a critical role, we’re looking for someone who can join us 37 hours a week.

Qualifications
- Degree in a RICS‑accredited subject (essential)
- Part‑qualified APC Surveyor / working towards full RICS accreditation (desirable, but not essential with sufficient experience)
- Full UK Driving Licence (essential)
